Purchasing Land in a Community:

Every community is unique in their membership programs. Communities offer the benefit of holding land and gaining the right to use that land as the community allows. Being part of a community has the benefit that the land is represented by someone you know and can interact and negotiate with. Belonging to a community means that specific requirement and rules, set by the community are respected. Holding land in a community provides assurance of ownership even though that land may be in a Restricted Zone

A Restricted Zone is the part of a law in Mexico which prevents nonresidents to own land directly, 50km from the coast line and 100km from the boarder. It is possible to open a bank trust and hold the land in the trust. The disadvantage is that the bank trust is managed by a third party and act as intermediaries to the legal system. Bank trusts require annual custodial fees which can act as a ransom tool against the property owner and is consider higher risk. This is common practice in Mexico but caution is advised.

There are communities established outside the Restricted Zone, these communities can offer registered land title, although most if not all have opted for membership ownership instead.
